Pitched Roofs

Slate, clay plain tiles and concrete interlocking tiles. New roofs, re roofs, repairs and the details in between: ridges, hips, valleys, verges and the lead that keeps them dry.

Most of the houses across Surrey and South West London are pitched, and most of those are one of three coverings. Victorian and Edwardian houses are usually Welsh slate, the inter war semis are clay plain tiles, and everything since the sixties is concrete interlocking tiles. Each fails differently and each is matched differently, and we work on all three every week.

Whether the job is one slipped tile or a whole re roof, the approach is the same: find the actual fault, match the material, fix it to the current standard and photograph it for you.

Every pitched roof we lay or repair is done to BS 5534, the British Standard for slating and tiling, which sets the fixings, the headlap and the batten gauge for the pitch and the exposure. It is the difference between a roof that is tiled and a roof that stays tiled in a January gale.

Flat Roofs

GRP fibreglass, EPDM rubber and torch on felt for extensions, garages, dormers and commercial roofs. Laid to fall, detailed properly at the edges, because a flat roof fails at its edges and never in the middle.

We fit GRP fibreglass, EPDM rubber and torch on felt, and repair all three. The right system depends on the building: GRP for extensions and dormers with awkward details, EPDM for large simple roofs, felt where the deck is sound and the roof is small. We recommend by the roof rather than by habit.

A flat roof from us is laid to a fall of at least 1 in 80 in practice, with the outlets sized for the roof and the edges trimmed properly, in line with the flat roof code of practice, BS 6229. Ponding on a new flat roof is a fault, not a feature.

Leadwork and Chimneys

Flashings, valleys, aprons, soakers and dormers, formed on site. Chimneys repointed, rebuilt, re flashed and capped, or taken down when they are past saving.

Lead is where most leaks start and where most of our repair work goes. We form flashings, valleys and aprons on site from lead of the right code, and we repoint, rebuild, re flash and cap chimneys as part of the same visit. A chimney that is past saving is taken down to below the roofline and the roof made good.

Lead sheet is worked to the Lead Sheet Association’s guidance and to BS 6915, in lengths that can move with the temperature so it does not split. Chimneys are repointed in a mortar that suits the brick, which on a Victorian stack means a lime based mix rather than hard cement.

Roofline

Fascias, soffits and guttering in uPVC or timber. The bit of the roof that stops water running down your walls.

Fascias, soffits and guttering are the edge of the roof, and when they fail the water goes down the wall rather than down the pipe. We replace rotten boards in uPVC or timber, set new guttering to the right fall, and build the loft ventilation into the new soffit while it is open.

New fascias, soffits and gutters are fitted with the eaves ventilation the loft needs, usually a continuous vent in the soffit or over the fascia, so the new roofline does not seal a loft that used to breathe through the gaps in the old timber.

Commercial

Shops, flats above shops, mansion blocks, offices and industrial units, for owners, managing agents and contractors. The work is planned around the business, with a written scope before we start and a photographic report at the end.

Commercial work comes with a written scope, a programme, a risk assessment and method statement where the site needs one, and a photographic report at the end that a managing agent can file or forward to a freeholder.

Surveys and Honest Advice

We look before we price, we photograph what we find, and if a repair will do we say so. That is most of why people call us back.

A survey from the roof and the loft, with photographs, tells you what the roof needs and in what order. It is the right first step before buying a house, before a big repair, or when a roof has been patched more than once and you want to know whether replacing it would cost less over the next five years.

A survey visit usually takes an hour on site and the written report follows within a day or two, with photographs, what we found, what we recommend and in what order, and a plain estimate of how long the roof has left.
