Benhilton and the Old Centre
Close to the shops and up into Benhilton, the oldest Sutton streets are Victorian and Edwardian rows roofed in Welsh slate. Stacks straddle the party walls, and the back additions carry little slate slopes with lead lined valleys. When slates start sliding here it is nail sickness: the slate is fine, but the iron fixing behind it has rotted.
Sutton Garden Suburb
Built just before the First World War, the Garden Suburb is a group of cottage style houses with steep clay tiled roofs, gables and dormers. Protected as a conservation area, its roofs are mended in clay and lead that match what is already there.
Cheam Village
Cheam's old village, around the crossroads and Whitehall, the timber framed house on Malden Road, has period houses under handmade clay and slate. Being a conservation area, it gets reclaimed tiles and slates picked to blend with the weathered ones.
North Cheam, Belmont and the Inter War Spread
Most of Sutton went up between the wars. North Cheam, the roads around Cheam and the climb up through Belmont are semis and detached houses roofed in clay plain tile or early concrete, and a great many now have a dormer at the back. Their ridges, valleys and stacks are wearing out at roughly the same rate.
St Helier and Rosehill
The St Helier estate, built by the London County Council between the wars across Sutton and Merton, is thousands of brick cottages to a handful of designs. Because the houses are alike, their faults repeat street by street, and so do the repairs.
Carshalton and the Beeches
