Kingston’s roofs
Kingston upon Thames is one of the oldest market towns near London, and around the market place and the riverside there are listed buildings, old shops with flats above, and roofs of slate, clay and lead behind parapets. Access is the main challenge in the centre, with pedestrian streets, deliveries and busy pavements to plan around.
North of the centre, Canbury grew in the late 1800s as a grid of brick terraces under slate, and Norbiton to the east followed with similar streets and a scattering of larger villas. Expect shared stacks, two storey back additions and lofts converted in every decade since the 1970s. The front slopes are generally fine; the rear is where the work usually is.
On Kingston Hill and around Coombe the houses are large and detached, from Victorian villas to 1930s houses and later, on generous plots. Their roofs have many hips and valleys, several stacks and long gutter runs, and the part you cannot see from the drive is usually where the fault is.
Off the Kingston bypass and up towards Kingston Vale, North Kingston filled with semis and detached houses in the 1930s. The typical roof is a clay plain tile hip with a gable over the bay, and after ninety years of frost the hip and ridge bedding is usually the first thing a survey picks up.
Across the bridge, Hampton Wick keeps older houses and cottages, some listed, under slate and clay, and the riverside has newer flats with flat roofs and membranes. Damp air off the river is hard on lead and timber, and gutters there fill faster than most.
From Fetcham, Kingston is about nine miles, and the London number, 0203 507 1501, is the one to use. The Royal Borough handles scaffold licences on the highway. The old town and some riverside streets are conservation areas, and listed buildings in the centre need consent for more than straightforward repair.
South of the centre, towards Surbiton, the houses are older villas and later terraces built as the railway brought people out from London. Slate on the earlier houses, clay plain tile on the later, and a good number of conversions into flats. Shared roofs on converted villas mean every owner needs to see and agree the work.
In Norbiton, around Cambridge Road, post war estates of flats and maisonettes sit beside the Victorian streets, and parts of the area are being rebuilt. The older blocks have long flat roofs, upstands and outlets, and the work there is usually planned with the council or a managing agent rather than a single owner.
What we are called to in Kingston
What we do in Kingston

Kingston has old town roofs, Victorian terraces and big hillside houses. Whatever yours is, we find the actual fault, repair it and show you the photographs.

Canbury and Norbiton terraces were slated from new. Odd broken slates are swapped for good reclaimed ones of the same size; a slope losing slates all over is stripped, felted and battened again, and the sound slate goes back up.

Lead lines the parapet gutters in the old town and the valleys on hillside houses. Ours is cut and bossed on site, with each length kept short enough to expand in summer without cracking.

Roof repairs in Kingston
Across Kingston's mix of houses, these six faults come up more than any others. Pick the nearest to yours.

Likely cause
Above the shops, many old buildings drain through a gutter hidden behind the front wall. Once leaves and grit fill it, rain stands against the lining and finds a way through to the top flat. Getting to it is the hard part; relining it in lead is the cure.

Roof Leak Repairs in Kingston
Likely cause
North facing slopes in Canbury and Norbiton grow moss that holds water against the slate and washes into the gutters, which then overflow. We remove it by hand, treat the slope, clear the gutters and check the slates underneath while we are up there.

Likely cause
On Kingston Hill houses with many hips and valleys, water can run a long way inside before it shows. We trace it from the loft and the roof together, then show you photographs of the fault before any price is given.

Roof Repairs in Kingston
Likely cause
Ninety winters break down the sand and cement under ridges and hips until the tiles can be lifted by hand. On a hipped 1930s roof that is a lot of tile to come loose. Dry fixing screws each one to a batten, so it stays put whatever the mortar does.

Tiled Roofing in Kingston
Likely cause
A converted loft usually has a dormer with a felted top and lead or tiles down the sides. The felt crazes and splits after twenty odd years, and the side lead lifts where it was tucked under the main roof. A new top in GRP and fresh lead at the sides put it right.

Flat Roofing in Kingston
Likely cause
A Norbiton or Canbury stack is usually shared, so the damp can turn up in either house. Most often the mortar has washed out of the top joints or the cement cap has cracked. We repair it and give one written figure the two of you can divide.

Phone 0203 507 1501 or send a photo. If it is a flat over a shop, let us know who looks after the building and we can talk to them direct.
On the day we get onto the roof itself, look at parapets and valleys the street never sees, and take photographs of anything wrong.
The quote lists each item and its price. In the town centre, access and any pavement licence are planned in from the start.
Once the work is finished you get before and after pictures, and the street and garden are left as we found them.

Kingston questions
A Kingston question we have not covered? Ring 0203 507 1501.
Yes, all of KT1 and KT2, including Canbury, Kingston Vale, Hampton Wick and the Surbiton side.
We can. Access is agreed with whoever owns or manages the building, and any pavement licence is arranged with the Royal Borough ahead of the start date.
Yes. A pre purchase roof survey photographs every slope, valley and stack and sets down in writing what will need doing and roughly when, which is worth having before exchange.
Usually. The common 1930s plain tile is still manufactured, and for weathered roofs we hold reclaimed tiles so a patch does not stand out.
Some of the town and riverside is. If yours is one of those houses, anything visible from the road is repaired in the same material, and we check before quoting.
Ring the mobile, 07513 397 799, which is answered 24 hours. We make the roof safe first and book the permanent repair once it can be done properly.
Yes. The roads between Kingston and Surbiton are part of our patch, along with Berrylands and Tolworth beyond.
Yes. We arrange access with the owner or agent, strip the failed covering, check the deck and outlets, and lay a new roof that drains.
Yes. On those terraces the dormer's felt top and the lead where its sides meet the slates are the usual faults, and both can be put right once we have been up and photographed them.
