Epsom is a mix: the Victorian and Edwardian town centre under slate, the huge 1930s suburbs of Ewell and Stoneleigh under clay and concrete, and the larger houses up on the Downs. We work across all of it from Leatherhead, ten minutes away.

Epsom’s roofs
Epsom's centre grew as a spa town and then a market town, so the oldest roofs are around the High Street, Church Street and South Street: Georgian and Victorian buildings under slate and clay, with parapets and hidden gutters on some. Much of the centre is in conservation areas, and repairs to roofs seen from the street are like for like.
Out from the station, the late Victorian and Edwardian terraces and villas are mostly Welsh slate with lead valleys and tall chimneys. A century on, nail sickness and tired lead are the usual state. These are also the roofs most often patched with sealant in a hurry, which holds for a season and no longer.
North of the town lies one of the biggest spreads of 1930s housing in Surrey. Stoneleigh grew up around its station after it opened in 1932, and Ewell and West Ewell filled with semis in clay plain tiles and early concrete, hipped with a front gable. Ridge mortar and valleys behind the gables fail first.
West of the town, the old hospital sites, Horton, Long Grove, the Manor, West Park and St Ebba's, have become housing over the last thirty years. Some of the original buildings were converted and keep big slate roofs; most of the new houses are concrete tile. Gutters, flashings and the odd slipped tile are the common calls.
Up towards the racecourse, the houses on Epsom Downs, Tattenham Corner and Langley Vale sit on higher, more open ground. Bungalows and detached houses take more wind than the streets below, and it shows in lifted ridge tiles, loose verges and gutters after a storm.
Epsom is five miles from our base and covered from the Leatherhead line. The borough is Epsom and Ewell, with conservation areas in the town centre, at Stamford Green and in Ewell Village. On the tighter Victorian streets the scaffold sometimes needs to stand on the pavement, which needs a licence that we apply for.
On the college side of town, the roads around College Road have some of Epsom's largest Victorian villas, with steep slate roofs, several stacks and plenty of lead. Many have been extended at the back or turned into flats. The extensions bring flat roofs and abutments, the conversions bring shared costs, and both need planning around.

Epsom's Victorian and Edwardian houses are mostly Welsh slate. We match it from reclaimed stock, and where the nails have failed across a slope we relay it on new battens and membrane.

Ewell, Stoneleigh and West Ewell are clay plain tile country. We match the tiles, re-bed or dry fix ridges, and re-tile where the battens and felt have gone.

Roof repairs in Epsom
Epsom roofs vary, but six faults keep coming back. Choose the one that looks like yours.

Likely cause
Iron nails rust long before Welsh slate wears out, so slates slip from their courses one at a time. A few can go back with copper nails or clips. When it is happening all over, re-slating costs less than chasing it every winter.
Usually the job is
Slate Roofing in Epsom
Likely cause
Mortar under ridge and hip tiles gives up after decades of frost, and the tiles start to move. On Stoneleigh and Ewell semis it is one of the most common faults. We re-bed in a proper mix, or fit a dry ridge.
Usually the job is
Tiled Roofing in Epsom
Likely cause
On a hipped semi with a front gable, the valley behind the gable carries most of the water. Old lead splits and the tiles beside it slip. We fit new lead and relay the cut tiles so the valley runs clear.
Usually the job is
Leadwork in Epsom
Likely cause
Dormers built onto Epsom semis in the 1980s and 90s have felt tops and lead cheeks, both now worn out. We renew the top in GRP or felt and re-lead the cheeks where they meet the tiles.
Usually the job is
Flat Roofing in Epsom
Likely cause
On open ground the wind gets under the verge and ridge first. Loose verges and ridges need refixing before the next storm takes the tiles below. For water coming in now, ring 07513 397 799 at any hour.
Usually the job is
Storm Damage Repairs in Epsom
Likely cause
Tall Victorian and Edwardian stacks in Epsom lose their pointing and flaunching, and the lead where they meet the roof cracks. We repair whichever part has gone, or take the top courses down and rebuild.

Call the Leatherhead line, 01372 540 258, or send a photo. At five miles away, Epsom, Ewell and Stoneleigh are close to home for us.
We survey from the loft and the roof, check the valleys, ridges and stacks, and take photographs of everything that needs attention.
A written quote lists and prices each item. If a repair will do, that is what we put forward, and if the roof is near the end we say so.
Scaffold goes up, you get photographs as the job progresses, and the drive, garden and gutters are clear when we leave.

Epsom questions
Not covered below? Ring 01372 540 258 with your Epsom question.
Yes, and West Ewell, Epsom Downs, Langley Vale and Tattenham Corner. Anywhere with a KT17, KT18 or KT19 postcode is on our patch.
If it is a handful of slips, yes. If nail sickness is across the whole roof, we show you the photographs and are honest that refixing one slate at a time is a losing battle.
Usually. Most 1930s houses there have standard clay plain tiles, still manufactured, and reclaimed tiles are kept for weathered roofs where new would stand out.
It means the real fault is probably still there. Sealant on lead, ridges or valleys cracks within a season or two. We take it off, find the cause and repair it properly.
Yes. In the town centre, at Stamford Green and in Ewell Village, repairs use matching slate, clay and lead, and any change of material is checked first.
For a live leak or storm damage we come as soon as we can, and the mobile, 07513 397 799, is answered 24 hours. Surveys for planned work are booked in at a time that suits you.
Yes. A pre purchase survey gets onto the roof, photographs each slope and detail, and sets out in writing what needs doing now and what will need doing in the next few years.
Yes. Dry systems fix each ridge and verge tile mechanically, so they do not depend on mortar, which suits the exposed roofs up on the Downs in particular.
