What Does a RoofSurvey Involve?

More than a look from the pavement. A proper survey goes onto the roof and into the loft, because the two things that decide whether a roof is finished, the felt and the fixings, cannot be seen from anywhere else.

From the Roof

Every slope, walked or reached from the scaffold or ladder. The covering: slipped, cracked and missing tiles or slates, and whether the slips are one slope or all of them. The ridges and hips and the state of their mortar. The valleys and every piece of lead. The chimneys, from the flaunching down to the flashing. The verges, the eaves and the gutters.

From the Loft

The felt or underlay: whether there is any, and whether it has perished. The battens: whether they are sound or you can push a screwdriver into them. The rafter ends. Daylight anywhere it should not be. Staining that shows where water has been coming in, which is often not where you would guess from the room below.

The Photographs

Everything we find is photographed, because you cannot see your own roof and should not have to take our word for it. We go through the pictures with you: this is the valley, this is where it has split, this is the batten under it.

What You Get

An honest view of what the roof needs and roughly when. If it is a repair, a written price for the repair. If it is genuinely at the end, the photographs that make the case and a written price for the whole job. If it is fine, we say so. The survey is free either way.

Before You Buy a House

A roof survey before exchange is worth its weight. A general survey looks at the roof from the ground; we look at it from the roof and the loft, and tell you what it is going to cost you in the next five years.

A picture from the ground is usually enough for us to tell you what we are looking at. The survey and the written quote are free, and there is no obligation on either.
